Why does ceiling height vary within the same room — and where do you measure it?
Measure vertically from finished floor to ceiling at three points: two opposite corners and the middle of the longest wall. Floors settle and old joists sag, so one reading taken in the centre of the room is rarely the room's real height.
Short answer: ceiling height is measured vertically from finished floor to the underside of the ceiling, and it should be measured in at least three spots in every room: two opposite corners and one point in the middle of the longest wall. The reason is that floors settle, older joists sag in the middle, and suspended ceilings are hung to a different plane than the original one. Differences of 2-5 cm within the same room are entirely normal in older homes. If something has to fit right up to the ceiling — a wardrobe wall, a door, a run of tall kitchen cabinets — it's the lowest reading that counts. If you're calculating a room's volume for heating or ventilation, use the average.
Why one reading isn't enough
Ceiling height is almost always measured in one spot, wherever you happen to be standing in the middle of the room. That figure is rarely the room's actual height, and four things explain why:
- The floor structure sags. Joists in older houses carry a span, and the span gives way in the middle over the decades. The deflection is greatest at the centre of the room and zero at the walls — so a reading taken in the middle is systematically the smallest one.
- The floor has settled, and it hasn't settled evenly in every corner. A house keeps settling for decades after it's built, and a corner over a less solidly founded section sinks more.
- Suspended ceilings are hung to a string line, not to the old ceiling above them. A dropped plasterboard ceiling is usually flatter than what it's covering — but it follows its own plane.
- New flooring laid over old. A layer of laminate with underlay typically steals 1.4-2.2 cm, and it's often only laid in part of the home.
Three measuring points catch all four of these. If the three figures fall within 1-2 cm of each other, the room is flat enough that a single number can be used. If there's 3 cm or more between them, all three figures need to be written down — not the average.
How to measure ceiling height on your own
Ceiling height is one of the easiest measurements to take alone, if you use the stiffness of the tape correctly:
- Hook the tape's end catch on the floor in the corner and let it lie flat.
- Pull the tape straight up towards the ceiling. An ordinary 25 mm steel tape can stand 250-280 cm vertically without buckling, once it's braced on the floor.
- Press the tape lightly against the ceiling and read the figure where the tape meets it.
- Can't reach? Split the measurement: measure from the floor up to the top of the door frame, which you can reach, then from the top of the frame to the ceiling. Add them together.
With a laser distance meter it's even simpler: lay the device flat on the floor with the laser pointing up and read the figure. Do check the reference point, though — does the device measure from its back edge or its front edge? Pick the wrong one and every reading is offset by the length of the device, typically a hand's width.
Important: measure vertically. If you eyeball it or hold the tape at an angle, you're measuring a diagonal and getting too large a figure. A tape that leans 10° reads roughly 1.5% too much — 4 cm over a height of 250 cm.
Finished floor, not the concrete slab
Ceiling height is calculated from the finished floor — the floor you actually stand on, with its covering. That sounds obvious, and it still gets misread in two ways:
- If you measure in a room under renovation, where the floor has been stripped out, you measure to the concrete slab or the joists instead, and you get 2-6 cm too much. In that case, write down what you measured from and what still needs to go on top.
- If you're about to lay a new floor, the build-up eats into the ceiling height. Timber flooring on underlay typically takes 1.4-2.2 cm; tiles with adhesive and self-levelling compound can take 2-4 cm; underfloor heating in a built-up system even more. That matters when the height is already low.
The reverse also applies: if there's an old floor covering that's going to be removed, you win the height back. So note both the height and the floor build-up, if you know it.
Rooms with a sloped ceiling or a ridge
In a room under a roof, a single ceiling-height figure means nothing, because the height changes across the floor. Instead, measure four things:
- The height at the knee wall — where the sloped ceiling meets the vertical wall, often called the knee-wall height.
- The height at the ridge or at the room's highest point.
- The horizontal distance from the base of the wall in to the knee wall, that is, how far into the room the slope begins.
- The width of the flat ceiling section at the top, if there is one.
With those figures you can work out the roof pitch, and you can determine how much of the floor has a given headroom — the number that actually matters when a room is being furnished or assessed for habitability. Also note where any rafters or collar ties sit, and at what height.
What ceiling height is used for
- Wardrobes, closets and floor-to-ceiling kitchen cabinets: use the lowest of your three readings, and subtract 1-2 cm for fitting tolerance. A cabinet built to the average won't fit at the low end.
- Doors and internal glazed partitions: the same rule — the lowest point.
- Volume for heating and ventilation: floor area × average height. For an 18 m² room with readings of 248, 252 and 250 cm: 18 × 2.50 = 45 m³.
- Painting: wall area = perimeter × height, minus openings. Here too you use the average.
- Assessing whether a ceiling can be lowered — to hide ventilation ducts or sound insulation, for instance. Here the lowest reading is again what binds you.
- 3D model and daylight: the windows' height above the floor and the room's height together determine how far daylight reaches into the room.
Height on a drawing
A floor plan shows the floor area and says nothing in itself about the height — so the height needs to be written on as a note in every room. Write it as "h: 248 / 252 / 250" with the three measuring points, not as one figure, if there's a difference.
