What is the difference between a 3D scanner app and a floor plan app?

A 3D scanner creates a model of the surfaces as they look. A floor plan app creates a drawing of the building as it is built — with walls, doors and measurements. They look alike on screen and can be used for very different things.

Short answer: A 3D scanner app makes a faithful copy of the surfaces — a lump of geometry with colours, where a door is just a hole in a surface. A floor plan app creates named building elements: a wall that knows it is a wall and has a thickness, a door that is 82.5 cm wide in a specific wall, a room with an area. Need to show what something looks like? Use a 3D scanner. Need to calculate, measure, export to a contractor or move a wall on paper? Use a floor plan app.

The two apps look at the same room with two different purposes

Both types use the same hardware — the camera, and on iPhone Pro also LiDAR — and both show you a 3D model once they are done. That is why they get confused with each other. But they store two completely different things.

The 3D scanner stores surfaces. Millions of small triangles with colour on them, which together resemble what the camera saw. It does not know what anything is. A sofa is not a sofa, just a bump in the geometry with a sofa-coloured image laid over it.

The floor plan app stores building elements. Wall number 3 is 4.12 m long, 2.45 m high and 11 cm thick. It has a window that is 118 cm wide, starting 90 cm above the floor. The room is 14.7 m². That kind of data can be calculated on.

What you can do with a 3D scanner app

What it cannot do: give you an area you can trust, a drawing with measurements on it, or a file a kitchen retailer can keep drawing in. The model does not contain the numbers — it contains the shape.

What you can do with a floor plan app

What it cannot do: look pretty the way a photorealistic 3D scan does. A floor plan app draws a clean, simplified building — not your home with the wallpaper and the cracks.

"But my floor plan app shows 3D too?"

Yes, and it is a different kind of 3D. A floor plan app builds the 3D model up from the drawing: it raises the walls to the height it has measured, cuts out the holes where doors and windows sit, and lays down a floor. The model is therefore clean and light and has real measurements — but it does not show what things actually look like. It shows how the building is put together.

That kind of model can, in return, do something a scan cannot: you can switch off the ceiling, turn the furniture off, send the sun across the facade and see where the light falls in December. That requires the app to know what is a wall, what is a window, and where north is.

The file formats reveal the difference

If you are asked for a DXF and your app can only deliver OBJ, you have the wrong type of app for the job.

What HouseSense is

Can you use both on the same home?

Yes, and it is often the best solution in a renovation. Use the floor plan app for everything that needs to be calculated and sent onward — areas, takeoffs, drawings for the contractor. Use a 3D scanner, or just an ordinary video, for what needs to be shown: a damp stain in the corner, an old beamed ceiling, a staircase with a shape no drawing can capture.

The two files should not be combined into one. They each answer a different question, and a contractor would rather have a clean drawing with measurements plus three photos than a heavy 3D model they have to hunt around in.

Which should you choose?

  1. Is something going to be built, painted, laid or priced? Floor plan app.
  2. Does someone need to see what it looks like? 3D scanner — or just a video.
  3. Does a professional need to keep working in the file? Ask them which format they want before you scan.
  4. Are you scanning an object and not a room? Then it is a 3D scanner, no matter what.

And regardless of type: neither can tell you whether a wall is load-bearing. They measure where the wall stands and how thick it looks — not what it is holding up. That question needs a building surveyor or an engineer on site.
